180 DAY Guaranteed Multi-Family Sale Certificate
As your Listing Broker, I guarantee that when you list with us, we will sell your Multi-Family Unit within 180 Days or we will at closing reduce our Commission by $5,000.
Conditions:
Upon acceptance of this Agreement the Property Owner(s) agrees to list the property with D2 Management, LLC. through the Denver area, Metrolist, Inc. Multiple Listing Service & Co Star Commercial Listing Service for a period of 180 days; and to permit the listing broker to place appropriate “Notification of For Sale” signs on the property and to permit brokers and sales representatives reasonable access to the property on a daily basis for the purpose of showing it to prospective purchasers.
The Property must sell for not less than $575,000 & the Capitalization Rate no lower than 7.5%.
If Property sits on the market for longer than 180 days from the time it is listed with the Denver area, Metrolist, Inc. & Co Star we will continue to market it aggressively but pay you through the $5,000 commission reduction upon its successful sale provided, the property listing is retained with D2 Management, LLC.

This agreement shall become null and void if prior to closing the Property Owner(s) shall enter into another Agreement for the sale of property by accepting an offer to purchase submitted to the Property Owner(s) for acceptance. Property Owner (s) must accept any offer that is equal to or better than the purchase price contained in this Agreement. In the event the Property Owner (s) refuses to accept an equal or better offer, then this Agreement will become null and void and D2 Management, LLC. shall be absolved of all obligations under this Agreement.
