Plan A: Basic Property Management Services-
1. Collect Rental/Income Receipts
2. Deposit Rental/Income Receipts
3. Provide Weekly Walk Around Inspection of Property
4. Provide Monthly Property Report
Plan B: Includes plan A plus the following services-
1. Pay monthly clients accounts payable for property
2. Provide Quarterly a Computerized financial report
3. Provide Year End tax report for your accountant.
Plan C: Includes A, & B plus the following services-
1. Perform Marketing of Property for Leasing Units
2. Represent/Perform leasing for Property
3. Tenant Move In and Move Out Inspection
4. Security/Damage/Cleaning Deposit Account Management
5. Credit Check
6. Eviction notice and working with your legal consul on eviction
Plan D: Includes A, B, & C plus the following services-
1. Audit Building for Needs Assessment
2. Provide Capital Improvement Plans- short term & long term
3. Provide an annual Budget for Property
4. Oversee Construction Management
5. Negotiate Services Contracts
6. Manage Service Contracts
Plan E: Includes A, B, C & D plus the following services-
1. List your property “For Sale”
2. Provide our Unique Marketing System
3. Provide Curb Appeal Recommendations
Above
Above Plans do not include office supplies, dedicate telephone/fax lines/computer lines, postage, credit card services, specialize software or administration of specialized software, legal representation or tax preparation/representation, property tax negotiations, funding of or costs to setup to maintain checking, escrow accounts or reserve accounts, nor maintenance of property. Some of these services are available; your custom plan may include some of these services if desired.
